    By accessing this Site or booking a stay at our property through our third-party partners (including but not limited to FutureStay, Airbnb, and VRBO), you agree to comply with and be bound by these Terms.

    2. Third-Party Bookings & Payments

    Bubbling Wells Oasis does not collect payments, security deposits, or credit card information directly through this website.

    • Booking Platforms: All reservations are processed securely through third-party booking engines (e.g., FutureStay, Airbnb, VRBO).
    • Payment Terms: Your payment schedule, security deposit requirements, and total fees are governed strictly by the terms and conditions of the specific platform you use to book. We do not have access to your full financial data.
    • Cancellations: Cancellation policies (including refund eligibility) are determined by the policy selected and agreed to on the booking platform at the time of reservation. Please refer to your specific booking confirmation email for these details.
    3. Booking Eligibility
    • Age Requirement: The primary guest booking the property must be at least 25 years of age and must be present for the entire duration of the stay.
    • Identity Verification: While verification is primarily handled by the booking platform, we reserve the right to request a government-issued ID upon arrival to ensure the identity of the primary guest matches the reservation.
    4. House Rules & "Good Neighbor" Policy

    Regardless of the platform used to book, all guests must strictly adhere to the City of Desert Hot Springs regulations and our House Rules. Failure to comply may result in immediate eviction without refund and/or fines charged via the booking platform.

    • Noise Ordinance: Desert Hot Springs strictly enforces quiet hours from 10:00 PM to 8:00 AM. Outdoor amplified music is prohibited. Complaints from neighbors resulting in police presence may result in fines deducted from your security deposit.
    • Occupancy Limits: Overnight guests strictly limited to the number confirmed in your booking.
    • Events: No unauthorized parties, weddings, or commercial filming. Events require prior written approval and may be subject to separate fees.
    • Smoking: Smoking is strictly prohibited inside the home. Smoking is allowed in designated outdoor areas only.
    • Pets: Subject to the specific pet fees and rules outlined on your Airbnb/VRBO listing.
    5. Pool, Spa & Mineral Water Liability

    WARNING: NO LIFEGUARD ON DUTY

    By staying at Bubbling Wells Oasis, you acknowledge and agree that:

    • The use of the pool, mineral hot tubs, and spa facilities is at your own risk.
    • You are responsible for the safety of all members of your party, especially children, who must be supervised at all times.
    • No glass containers are permitted in the pool or spa areas.
    • The Host is not liable for any accidents, injuries, drowning, or illnesses arising from the use of these amenities.
    6. Check-In / Check-Out
    • Check-In: After 4:00 PM.
    • Check-Out: Before 11:00 AM.
    • Late Checkout: Must be requested in advance via the booking platform messaging system. Unauthorized late checkouts may incur additional fees.
    7. Limitation of Liability

    To the maximum extent permitted by law, Bubbling Wells Oasis and its owners shall not be liable for:

    • Any indirect, incidental, or consequential damages arising from your stay.
    • Loss, theft, or damage to guests' personal property.
    • Service interruptions (Internet, pool heat, power) beyond our reasonable control, though we will make every effort to rectify them immediately.
    8. Indemnification

    You agree to indemnify, defend, and hold harmless Bubbling Wells Oasis, its owners, and agents from any claims, liabilities, damages, or expenses (including legal fees) arising from your use of the property or your violation of these Terms.

    9. Governing Law

    These Terms are governed by the laws of the State of California. Any disputes specifically regarding the Condition of the Property or House Rules shall be resolved in accordance with the laws of Riverside County, California. Disputes regarding Payments/Cancellations are subject to the arbitration/legal clauses of the Booking Platform used (e.g., Airbnb/VRBO).
